It has been so fun digging back into the Real Estate Real World Podcast again and Wow, this episode is a game changer! Finances and Money is always a tough conversation but one of the most important ones and when I heard from John David Mann about the newest book The Latte Factor he wrote with David Bach I knew I had to get him back on the show! Funny thing is I met David Bach about 10 years ago at a National Association of Realtors event when he wrote the Automatic Millionaire which definitely had an impact on my life.

I am thrilled to welcome author John David Mann back to the show for a second time! In fact we have highlighted his books a few times with Bob Burg and the Go Giver as well as when we chatted with John about The Recipe  that he co-wrote with Chef Charles Carroll.

I just can’t seem to get enough of the stuff he writes, and I was excited to have him come back as he shares with us some insider information on his and David Bach’s latest book, The Latte Factor. This book is incredible!

The Latte Factor, for those of you wondering what that even means, is about becoming aware of the power of little things. We dive into what that looks like both professionally and personally, but like I said, this concept is a game changer!

The desire to achieve more in life is natural. We all have dreams, wishes, aspirations, but something holds us back. Why do we let that happen, but more important, how do we change it?

It’s simple, you don’t need to win the lottery. You can change your own life just by becoming more aware of what is right in front of you because believe it or not, you’re richer than you think. Episode 96: Nicole Solari | Open the Door to Success

What a great interview with the one and only, Nicole Solari! This mother of three is taking the real estate industry by storm! Along with her fantastic team, they are rising to the top as the number #1 team in their market and #42 in the world. Nicole has a special talent for teaching and passing on her wisdom and I absolutely LOVE that she shared some of it with us!

So many first time agents go into this industry looking for flexible hours, more time with family, and a substantial income that will allow them to support those ambitions. What they don’t realize is real estate is not easy; it takes a lot of work. But as Nicole shared, if you are willing to do the work, you will reap the benefits.

So where do you start? Many successful agents will tell you their sphere of influence and referrals play a big role in their success, but what if you don’t have a database full of past or prospective clients or excess cash to invest in online lead generation and marketing? For Nicole, she quickly discovered the value of hosting an open house.  She offered to hold open houses 4-5 times a week and built her database from potential buyers that walked through the door. The selling agent got a commission and she would gain a handful of leads, which ultimately led to her closing 38 transactions in her first year! WOW!

Success in real estate is possible, but having a few tips on where to start can be a game changer! The biggest difference will be your own perseverance and determination. Just like Nicole, you have to always keep your vision at the forefront of your mind and then hit the ground running. It will take work, but it’s not impossible! Mitch Stephen is a real estate investor, educator, and author of three books. I love his book entitled “My Life & 1,000 Houses: Failing Forward to Financial Freedom.” The term ‘failing forward’ is so true for all of us! We learn the most from our failures. We figure out what not to do, what doesn’t work for us personally, and how to do it better the next time. We are all striving to find our niche, the right track that will lead us to success. Mitch made an excellent point – so many people try to master every angle of this business from farms, to investments, to commercial real estate, or residential real estate, but you can’t have your hand in that many pots and expect not to get burned. You are much more likely to succeed if you find that ONE strategy that works the best for you, learn everything you can about it, and hit the ground the running.

For Mitch, that niche was owner financing. He shared his journey of failing as a landlord, but discovering the value and profit behind owner financing. He took a strategy he knew he liked and wanted to master, investedin a professional that was already succeeding at it, and learned everything he could so that he too could find success within his chosen niche.

There is always going to be someone that knows more than you or has already done what you are trying so desperately to accomplish. Instead of envying them, USE them! Take advantage of their knowledge! Invest in yourself by investing in them. Pay someone to help guide you. We are so busy trying to master every area of this business that we lose sight of the value of investing in our own strengths. Episode 67: Jay Thompson | All Things Zillow

I think we all have a love/hate relationship, myself included, with Zillow. That’s what makes having Zillow’s own Jay Thompson as a guest on my show so valuable! Jay explained what Zillow brings to the table in terms of benefiting agents, consumers, and Zillow alike.

The biggest problem most real estate agents have with Zillow is the fear they will take over the industry and make real estate agents obsolete. As Jay said, “There is no success in eliminating our customers.” A big part of their revenue is the impressions and advertisements agents pay for. Zillow strives to bring consumers and agents together to form connections. It is OUR job as agents to step up our game, take those connections, and use our expertise to land that sale!

Not only did I learn so much more about Zillow and everything they have to offer, but Jay shared some great tips on how to utilize the site for free advertisement, establish a greater presence online, and ultimately gain leads without paying a dime! I clearly remember when I first started in real estate, interest rates were at 10% and I remember being so excited when they dropped to an all time low of 9%! It still seemed that wasn’t good enough for many of the naysayer agents.
