What a treat having Kelly Resendez on the show! She is the executive vice president of sales at an equity mortgage company, an author of a new book entitled “Foundation to Sustainable Success,” and the founder of a fantastic women empowered network called Big Voices Rise. The positive impact she is making on the real estate industry is nothing short of inspiring.

In this tech driven world consumers now have access to listings at their fingertips, so they don’t always recognize the type of value real estate agents bring to the table.  It is our job as an industry to show our clients that our value is much more than finding and selling them a home. But how can we show them if we don’t know our own value?! We have to take the time creating our value so that we KNOW our worth and our clients can’t help but see it in everything we do for them.

Real estate agents that offer value through effective communication, hard work, and the desire to do right by their clients at the forefront of their business will see their productivity rates go up, their income increase, and will simply have a lot more fun doing their job. Everyone else will no longer have a place in this industry.

What a pleasure having the founder of Luxmana Investments, a real estate investment company that focuses on residential and multifamily investments, Mark Walker on our show! As a multifamily investor himself, Mark knows his way around the market. His formula for unlocking the value of a property allows him to recognize a good deal when he sees one.

When it comes to investments, you have to tread with caution. Not every investment is going to be a good one and not everyone you meet is going to be the right person to go into business with. Do research, run a background check, learn about the property and about investments in this business as a whole before forking over money you do not want to lose.

Ryan Lundquist is a certified appraiser in the Sacramento area and a GREAT connection as he runs the Top Appraisal Blog in the United States. Despite technical difficulties, we finally had a successful recording and I’m so glad we did! Having a relationship with an appraiser that you can turn to for advice and trust as an unbiased party that will support the value of a property first, can make a huge difference in your business! There is value in trusting the numbers and letting them support your opinions when discussing price value with your clients. Ryan shares how you can go about achieving that goal and the steps you should take to estimate property value accurately and efficiently.

It is so valuable when you let the market speak for itself because no matter what season we are in or where the numbers fall, they will never lie. You gain a certain level of confidence with your own production, as well as your client’s trust, when you supply them with the comps and numbers to support your opinions.

There is no such thing as a five minute comp and I’m grateful to Ryan for sharing way more than five minutes worth of valuable nuggets with us! It is easy to view appraisers as biased when they are hired by the buyer and paid by the bank, so it’s important to have the right one in your corner working for the property first as a neutral party. It was so fun chatting with multi-family investing experts Jake & Gino! These guys are kicking a** and taking names in the commercial real estate world!

If you’re like me, I wouldn’t even know where to begin when it comes to multi-family investing. They shared with me the framework for getting started, where money and skill set come into play, and the importance of finding the right deal.  Ultimately, if you want to get into the commercial game, the best thing you can do is start. Push yourself to find that deal, develop those relationships with commercial brokerages, and figure it out. The more you try the more you learn.

We have to stop telling ourselves, from investments to loans, from commercial to residential real estate that we’ll never move forward because we don’t know how to do something therefore we CAN’T do it. You may not know how to do something NOW, but you can ALWAYS learn.
